Building work costs

Ok, I need a trench for foundations digging, filling with concrete and then three walls building. One wall (2.6m long) with be brick and block, the other two (3m long) will be single skin. All around 2.7 metres high and incl wall plate. Nothing else to do as I'll do the roof

I've had some quotes including materials - what do you reckon they are?

Certainly amused me - to the extent I'll probably do it myself (but not the brickwork) !

Now that is going to depend where you are....


But I should say the cost would be around £8k?

If you've got the time, it's amazing how quickly you can begin to do a decent (if slow) job of bricklaying. From never doing any bricklaying other than refixing the top row of a garden wall, I started laying bricks and blocks using a "Bricky" tool, after a while I progressed to doing it without and finally had done 900 bricks and 120-something blocks. It took me a fair few weekends, but it was mid-winter and I had two pillars, plus a pillar with a 50° angle in the middle and two angled end to it, which slowed things down somewhat.

A good brickie should do that in about 3/4 days as for the footings I did mine over a weekend with my wife and kids doing the wheel barrows and 2, 7 yard skips
My footings were 1.9mts deep and 600 wide the first 2 foot was good digging and good soil and used that to level my garden then had the concrete deliverd on the Monday all in cost me £2300 that was 6 years ago

Using the £1000 per sq metre which seems the be the universal building price guide, I'd say 7k complete.
Minus a couple of k for the roof, I'd say between £4000 and £5000

To supply all materials and Labour for the above works:
* PRICE: £7.700
We will require an initial deposit of £4,000 to place orders for materials, and this will secure an agreed start date, then payments will then need to be paid as follows:
1. At the end of the first week a payment of £1,000
2. On the last day the remainder will need to be paid

Er, a deposit for a credit account at builder's merchants. Yeah, feck off!

The other:

Footings:
Dig out footings as per plans
Muckaway
Infill with concrete
Place polythene membrane
Place insulation and concrete
Placing of required drainage
Clear all rubbish and leave in clean and tidy state

Price: £2,915 Inclusive of labour and materials

Extension:
Build extension to plate height in brick/blockwork as per plans
Placing of wall ties
Cavity fill with insulation
Clear all rubbish and leave in clean and tidy state
Price: £1,100 Labour only

Bit more like it, but there's still a £1500 worth of materials to go on that!
