Ignoring the cost of food, mortgage, renovations etc etc..
What are the fixed(ish) outgoings if you own your own property likely to be on a yearly basis..
These are what I have in my head... do they look about right?
(Assuming a 3 bed house worth 150,000)
Prices per anum:
Gas/electricity: £800
Water/Sewage: £300
Council tax: £2000
House Insurance: £1000
TV License: £150
Telephone+broadband+line rental £310
Total £4560
Is that total realistic?

You'll be able to get you house and contents insurance for a lot less than that, assuming its just a standard house, i pay about what you quote,
but thats on a listed building and is about 3 times what i used to pay on my old 3 bed semi with Nationwide home insurance.
oh and your council tax looks high for the value of the house, by me it would be about £1k on that price of house, but it does depend on the
council

I am looking at buying a place to live in and rent the rooms... So insurance might be that high...

Sounds there or thereabouts apart from the insurance as above I'd reckon on about £4-500.
Might be worth factoring in a contingency fund for repairs/general upkeep

40Inches... can I ask how big your house is and what sort of house, plus how many people are living there?
Im just trying to get a feel for what different houses+people cost etc.
And good call on a contingency for emergency stuff. Could pay into a "safety net account" on a monthly basis.. say £200ish a month....

Here's a rough yearly estimate based on monthlys for my abode...
Gas/electricity: £1200
Water/Sewage: £380 (changing to meter soon)
Council tax: £1660
House Insurance: £220
TV License: £150
Telephone+broadband+line rental+sky £600
That lot adds up to £4210.. minus my JSA £3354, that leaves me £856 in the red.

You will get a reduced rate per student up to a point.
I got a sizable reduction as three students were living with me at the time.
I still get some off as the wife still hasnt left school @ 40........maybe one day.....

sweeping drive, general poo etc..)

so for £10k a year can I move into a retirement home (needs a garage)?

In my 4th year of uni I was in a house with 5 others. 1 was the landlord/owner - also a student (phd). Rent from us lot paid the mortgage/other
costs. So I would assume your scheme is doable in practice (unless he's since been repo'd and is now homeless )

That's 3-bed semi.
At the end of the money, there's always some month left...
Here's some annum figures based on where I live:
3 bedroom end-terrace with garage.
1.8 adults (gf spends a lot of time over but not live here)
council tax: £1300 (but obviously free for you if all students)
water: £300 (metered)
gas/elec: £600
insurance (building/content): £200 - even with 3 students, it shouldn't be as high as £1000. I had a lodger in and it was only £50 extra for the
year. Try endsleigh - usually good for students. Definitely shop around.
TV licence: £150
Sky: £300 - not sports/movies
Telephone & sky broadband: £200
Mobile: £400
Also keep around £3000 for emergencies.
