
Hoping someone can help me in this one, We have a small flat we rent out that has a bathroom with no external wall and hence no window. The tenant
keeps complaining about getting mould on the ceiling despite an extractor fan, although I don't think it is very efficient and only works when
the light is on, keeping the door open and using mould killer and anti fungal paint.
Anyone any ideas what to do, or recommend a better extractor fan or anti fungal stuff

I've got a bathroom that's got a TINY window and no extractor fan. The window is a ***** to open so is usually closed. I haven't got
any mould problems at all, and I think it's because the previous owner used quality materials when they redid the kitchen and bathroom (yonks
ago). All I'm saying is this suggests that if you get good anti-mould grouting and sealant, it may just do the trick.
No issues with paint here. Depending on how bothered you are you could tile I suppose, then you just have to worry about grouting
Obviously a more powerful extractor fan might work.
Bigger fan with an overrun timer. Also check the ducting in the loft hasnt been crushed or become detached.
A bathroom is always going to have moisture in the air, and it needs to escape.

Also make sure there is "make-up" air to replace what has been extracted.. i.e a vent in the bathroom door to provide a thru flow of air.
I've just had this problem with a tenant I was in the process of evicting. She was causing it deliberately. In your case you'd probably be
best wiring up the extractor fan to the light switch so it forces the tenant to use it. Extractor fans shouldn't be necessary and I've
never had them nor needed them in houses I've lived in myself. My rental properties are however forced to have them by local council regulations
yet still suffer from time to time cos of negligence/ignorance/stupidity of tenants. Bear in mind also that there is a general housing shortage and
your tenant might be causing it deliberately as an excuse for the council to rehouse her. This is what mine was doing after not paying rent or
