renting office space
I've seen office space to rent in suburban Birmingham at £4.00 per square foot. For a small 150 sq foot office that's £600, but what?
per day? per year? It seems too expensive to be monthly and too cheap to be annually.

I'd be betting on that being a month!
Normal office rents are quoted per year, but that is usually on larger footprints and longer leases.
Small space like that on short lease, is more likely to be per month.

All the places I've looked up include rates, council tax and utility bills, excluding phone and internet. I guess they may be priced ex VAT.
They also state if the include servicing.
I've looked further and found a couple of places at £1 and £2 psf. This has got to be per month. Cheap but not in an area I'd want an
office. Not much of a surprise there.

I've been looking at our local business parks. 5k a year would get you an office (can't remember the size but i think it was around 30sqm)
all in.
It should be less but i've rounded up and included a factor for anything i may have missed.
(i've been tempted / thinking about setting up my own business, just can't think what at the moment that would be enjoyable and earn me
enough to be worth it)

Thanks Mike. 30 m2 is about 320 ft2 so about twice what I'd need. £2500 pa is about £200 pcm or £15 is per ft2 per year, which is reasonable
but more than I need to pay. Its also why I couldn't understand the £3 and £4 per ft2 I'd seen advertised.

note some places will have restrictions on what you can do in the office. Also the place I was looking at is part council owned - hence may be heavily
subsidised. If you're looking for youself you can nearly half the rates to begin with (my figure included rates and a guess at water /
electrics).
Note - you can figure out the rates for yourself, you just have to go through two gov web sites and keep entering figures the other web site tells you
- why it couldn't be linked i don't know!

£ per square foot prices are normally per year but £4 is cheap. Average here is about £10 per square foot exclusive but there is a place nearby
offering £5 in the first year on a stepped 3 year lease (for 1300 sq ft though!)

I always understood thatcommercial property was price per year.
But, nowadays everything is corupted; so ask!
