½ scale garage – legal
Mr Whippy - 21/7/14 at 01:41 PM

Bit of an odd one really but I’m wanting to build a ½ scale garage to house a ½ scale car, it’s for a tiny person too

Seeing that the garage roof peak will be no higher than 1.5m and the base is to be 6 x 8 ft (old concrete greenhouse base) would I need any planning permission for it? It’s going to be built from 6in concrete blocks with a 30 deg peak roof covered with concrete black tiles or second hand slates.

I’m assuming it falls under that category of shed and so won’t need any permission??

Cheers

It should be a permitted development as long as the other factors involved are ok - look at the planning portal for info on permitted developments.

I'm going through this at the moment as I want to build a garage on the side of my house then convert the existing integral garage into another room - I found the planning resource by useful indeed.

Sorry to hijack, but stevieb, what sort of quotes are you getting for the work? I'm moving into a house where im going to be doing the same work.

I'm going to self build mine, and the plan is for an attached garage, so for all intents and purposes I only need to build one wall and a roof for the garage and then chuck a window in place of the garage door (then obviously floors, finishing a etc.).

I reckon I should be able to do it for cheaper than the cost involved with moving - if I can't, then I'll be moving instead

Yes that's my plan, have you jotted any figures yet? haven't really looked at the garage yet as we need the existing one converting asap, got that quoted at 4k all in finished with a bit of mates rates as im too busy to do it.

Perhaps it counts as a toy, as that's essentially what it'll be? Wait till the newspapers get hold of the story of the council 'fficial telling the little person to pull down their toy car garage

odd question. but why not just convert a tool store?

I want to keep the car very dry and safe. I could use a cut down shed but those tend to be damp in winter also I have loads of concrete blocks plus a good slab foundation already so makes sence to build it out of that. This car will be used for around 13 years so needs to be looked after and a miniture garage the kids can use to look after it would be ideal.

Plan is to have a work bench, shelves with tools and full lighting (all miniture of course) for them to use.

Check with the local council but it should all be covered in permitted development. Especially with the small sizes involved. I built a 4m x 6m garage with no required permissions at my current property. A quick 5 min chat with the local planning guy was very useful he told me all the max sizes I could go to before requiring building warrants and or permission.
